What is an EPC?

An Energy Performance Certificate (EPC) rates the energy efficiency and environmental impact of a property. It is rated on a scale from A to G (where A is the most efficient and G the least efficient). Commonly refered to as an EPC, it is a document which is required when a property is to be sold or rented out.

Selling a Property

If you are selling your property a sale cannot legally be completed by the buyers or sellers solicitor unless it has a valid EPC in place on the official EPC Register.

Renting a Property

For rentals, all private rental properties in Thanet must achieve an energy efficiency rating of at least E on their Energy Performance Certificate. If your property has an F or G Rating you may not be allowed to rent it out unless it is covered by a statutory exemption.

The information on the EPC will help you make your property more energy efficient and allow potential buyers or tenants to compare the energy efficiency of different properties.

General EPC Faq's

Your EPC questions and answers.

What is an EPC certificate, and why do I need one?

An Energy Performance Certificate (EPC) assesses a property’s energy efficiency and environmental impact. It’s required when building, selling, or renting a property, helping potential buyers or tenants understand the property’s energy performance and associated costs.

How is an EPC rating calculated?

An EPC rating is based on factors like insulation, heating, lighting, and building materials. It’s rated from A (most efficient) to G (least efficient), with recommendations for improvements to raise your property’s energy efficiency.

How long does an EPC assessment take?

An assessment typically takes 30–60 minutes, depending on the property’s size and complexity. Larger or older homes may take a bit longer to assess.

How long is an EPC certificate valid?

An EPC certificate is valid for 10 years. You don’t need to renew it unless you make significant changes to your property that affect energy efficiency, such as installing new insulation or a heating system.

Can I improve my EPC rating?

Yes! Making energy-efficient upgrades, like installing double glazing, improving insulation, or updating to an efficient boiler, can improve your EPC rating, potentially lowering energy bills and increasing property value.

How much does an EPC assessment cost?

The cost varies based on property size and location, but we offer competitive rates to ensure affordability. Contact us for a personalised quote.
